Controlling Commercial Growth

Commercial development falling under a Commercial Growth Management Ordinance regulates the amount new commercial development that can occur each year, just as our residential GMO limits residential construction.
The underlying basis for the residential GMO rests in issues of infrastructure: traffic, water, sewer, school capacity and extension of city services. Commercial development has impacts in most of the same areas and should be considered for limits for the same reasons.

At present, 35 acres are available for future commerical projects on land that is either vacant or underutilized. This represents over 1.5 million square feet of developable land. Unless development is controlled and built in a phased manner it could easily overwhelm our community. At present, other than public hearings before the Planning Commission, there is no method to limit the number of projects that can be developed at the same time.

Sonoma has averaged about 37,000 square feet of commercial development each year for the past seven years, not including the recent 120,000 square foot hotel. There is no predicting how much new commercial footage will be proposed in the next seven years, but I believe placing some type of limitations on that number has value and helps the community make plans better.
