Commitment to Reasonable Development

Christian J. Schaefer as Councilmember has sought to maintain a balance between the Residential Community and the Business Community. Evendale has provided a positive business climate and services primarily for industrial employers. The earnings tax collected is used to provide services to the business community and the Village residents. By carefully maintaining that balance, Evendale has been able to eliminate the Real Property Tax it could collect, while providing a full-time Fire Department, Paramedic Service, Accredited Police Department, and first rate Service Department. This balance has also allowed Evendale to provide Recreational and other services to its residents. Only 15% of recreation costs are paid by user fees. Evendale provides garbage collection service, a chipper service, and special collections at no charge to residents.

Christian J. Schaefer in maintaining the Residential/Business balance supported these issues:

(1) Demolition of Hardees and Pizza Hut.

(2) Purchase and Demolition of western half of Village Crossings to expand Evendale Surgery Center.

(3) Purchase and Demolition of Travel Lodge.

(4) Demolition of Imperial Lodge.

(5) Lease of Imperial Lodge property to Boy Scouts with guarantee of more than twice the per acre earnings tax of nearby retailers.

(6) Reduced height of Industrial District pole signs from 55 to 35 feet.

(7) Led effort to alter Astro-Container building zoning to allow Voit Company to occupy and use the previously vacant building.

Christian J. Schaefer in maintaining the Residential/Business balance opposed these issues:

(1) Anchor Project: The project documents did not require " upscale" retailing. The reduction of the Office Component from 50% to 30% required increased services without offsetting income.

(2) Tax Increment Financing for Anchor: Princeton School Board and Evendale redirected 8 million dollars in property taxes to release developer from some construction costs. Redirecting property taxes to pay developer costs incrementally raises property taxes of other property owners.

Evendale was named one of the Top Twenty-five Suburbs in the United States in 2006. One of the primary reasons for this recognition is that duringt 27 years Christian J. Schaefer has been involved in Evendale government, the balance between Residential and Business Communities has been maintained. That balance was initially established at the time Evendale was founded. Christian J. Schaefer pledges that he will support developments that maintain the balance between the Residential and Business Communities that has served Evendale well over its entire history.
