North Burlingame Rollins Road SpecificArea Plan

Encourage new development that fits intothe future growth of the city.
The City has approved the revised Specific Area Plan. The new plan resulted in rezoning and the use of layover zoning techniques to allow for mixed-use development, high-density housing, new office buildings and light manufacturing. However, it is important to keep the Rollins Road business and manufacturing zoning in tact. Housing does not belong within the Rollins Road corridor. It would be better placed on the west side of the railroad tracks in support of the new hospital and within walking distance of the new BART station.

A. The Rollins Road area is an excellent location for an auto row. It should not be a mandatory, or an enforced move, but offered to the current dealers with incentives. The auto row area is vital to the City, and should be enhanced and encouraged.

B. The relocation of auto related activities and dealers would free up the area along California Drive for use as high-density, multi-use housing. A well planned community-housing element in that area would improve our city's overall availability of affordable housing for employees of the city and businesses.

C. The area surrounding the shopping Plaza and the hospital is ideal for multi-use development. This type of development should be encouraged. Increased housing in the area will be needed to support the hospital and is close to the BART station for commuters.

The plans for the new hospital will also have an impact on the area immediately surrounding the site. Traffic and congestion will need to be monitored, and adjustments made once the hospital is up and running.
