What is your position on the proposed Palos Colorados housing and golf development? Why?

This large development as currently proposed, sprawls across pristine sensitive habitat, where known endangered species exist. The economic analysis shows that the developer could consider other alternatives, but hasn't. Currently, houses are not clustered in any way that allows maintenance of a key wildlife corridor between key habitats, it does not provide small or affordable housing, it has not addressed the impacts on town roads, traffic, and services such as public school systems. Most important of all, the U.S. Environmental Protection Agency has designated the site, with its ponds, streams, wetlands and seeps, as an "Aquatic Resource of National Importance." The developer has not mitigated the impacts of the project, nor have they provided a sufficient monitoring program for the creek . The impact from pesticides and artificial fertilizer runoff into this important sensitive riparian habitat has not been adequately addressed. The project has a large impact on Moraga's public services, yet the developer is not contributing or dedicating large open easements to the town, and has asked to waive all fees towards the Moraga parks and recreation funding. I believe the town should revisit these issues.
