Heiller's Affordable Housing Plan

  • City loans up to $20,000 materials cost for an 800 square feet maximum size

  • Second Unit at 5% interest

  • For owner-occupied single family residences only

  • Maximum occupancy by 2 tenants, or two tenants plus caretaker as necessary

  • City offers several standardized sets of plans

  • City processes application and inspections free


Benefits
  • Affordable housing created for 1/6 of the current cost to public for conventional construction

  • Much lower infrastructure cost to all involved

  • Most of the infrastructure systems already exist

  • Benefits go to existing homeowners in support of family interests and values - (growing families and seniors)

  • Second units can be built by homeowners/volunteers

  • Proposal for affordable housing invites energy savings, carpooling, and security improvements

  • Equal Availability - no unlawful age restrictions or death taxes

  • Economical - the Heiller Plan costs are only $20 thousand per unit. The current City cost is $120 thousand per unit

  • For their effort and investment, the property owner adds a 2nd unit mini-flat for approximately $100/month interest
